A smarter operation

Tezeka does the chasing and you make the calls

Your Guardian reads every payment screenshot and checks it for signs of editing. It watches for late rent, leases coming to an end and repairs that keep coming back, and the reminders go out on time.

What runs on its own depends on your plan and the limits you set.

See the four tools behind it

Four tools that take work off your hands

Guardian watches, Passport remembers, Seal gets it signed and Network finds a plumber nearby. What reaches you is the decision.

Where each role works

Separate portals for landlords and agents

Both work on the same properties. Your agent in Lusaka sees only the ones you hand over.

Tenant onboarding

Tenants don’t need an account

Your tenant signs the lease on their phone through a private link. After that, everything lives in a WhatsApp chat they already know how to use.

  1. They sign on their phone. A one time code, then the agreement.
  2. They ask what they owe. A message, any time, without asking you.
  3. They send proof after paying. You confirm it, and their receipt follows.
  1. BALANCE
  2. K2,800 is due on 5 October for the Bedsitter, Chelston.
  3. Confirmed by your landlord. Your receipt is ready.

Reports & insights

Everything happening across your portfolio, made visible

17 reports. One connected portfolio.

Tezeka turns the activity across your properties into actionable intelligence, from rent and tenant performance to maintenance, agreements, finances and portfolio trends. Every report starts with what matters now, then gives you the underlying data to understand why.

The inventory

Everything else, checked in

The flagships do the heavy lifting. These are the quieter tools that take the small jobs off your list.

  1. Market rent check

Your own rents beside a monthly check of the neighbourhood, so a rent review starts from evidence.

  2. Move-in and move-out condition

Room by room, with photographs. At move-out only new damage is charged, and the deposit statement shows the working.

  3. Your own lease wording

Upload your agreement once. It is set in Tezeka’s document design, saved, and ready for every new lease. Incorporated into the Tezeka Seal.

  4. Receipts for every payment

Each confirmed payment gets an itemised receipt. Tenants can ask for theirs on WhatsApp.

  5. Bank statement matching

Bring in a statement and match each deposit to the rent it pays, without retyping a figure.

  6. Late fees and utility recharges

Charged on the rules you set, and shown to the tenant line by line.

  7. Ground rent and rates

Reminders before each statutory charge falls due, property by property.

  8. Reports for owners abroad

Kwacha figures with a US dollar reference beside them, and reports in your own brand on higher plans.

Features and access vary by plan.

Talk about your portfolio
  • Keep 100% of your rentTenants pay you directly, the way they already do. Tezeka never touches the money, so it never takes a percentage of it.
  • Free with every planA receipt for every payment, a private link for tenants to send you their details, public checks of your signed leases and your full data export, whenever you want it.
  • One unpaid month costs moreOne month of unpaid rent on a K3,000 flat would pay for 30 months of Solo. Tezeka flags late rent and reminds your tenant for you.

A unit is one rentable space: a house, a flat or an income-earning bed. Vault storage is the encrypted Tezeka Vault, where leases, identity documents and property records live. Photos of your properties, repairs and inspections are kept separately and never use it. Seats are property-scoped agent accounts. Your rent is always paid directly to you.

Straight answers

The questions landlords ask first

If the answer you need is not here, write to us and a person will reply.

Ask us something
Does Tezeka hold or move my rent?

No. Tezeka is not a payment processor and never touches the money. Your tenants pay you directly, the way they already do: MoMo, Airtel Money, bank transfer or cash. Tezeka checks the proof against the right tenant and month, keeps the record and shows you what is still owed.

Can I try it before I pay?

Yes. The demo opens a sample account in your browser, with nothing to sign up for. You can also create an account and set up your first property before you choose a plan.

I live abroad. Can someone run things on the ground?

Yes. Give an agent the properties you choose, and they see only those, never your billing, your plan or the rest of your portfolio. A new lease or a rent change comes to you for approval, and every change is recorded. Agent access starts on the Growth plan.

My records are in a spreadsheet. Do I have to type them all in?

No. Send the spreadsheet to support@tezeka.com and we will bring your properties, tenants and rent into Tezeka for you. If you prefer to do it yourself, properties can be imported in one go from the Properties page.

My tenants pay in cash. Does that work?

Yes. Record the payment against the tenant and the month it covers, with the number from your receipt book, and it counts like any other payment.

Do my tenants need to download an app?

No. They sign the lease on their phone through a private link sent by WhatsApp or email, and get the signed copy back the same way. There is nothing to install and no password to remember.

What happens to my records if I stop paying?

They are kept. If a payment does not go through, the account turns view only, so everything stays readable until you pay again. You can export your records from Reports as CSV or PDF on every plan.
